But when my home flooded a few years ago, I found out that there were some things that I could do myself. Seeing a plat of land and falling madly for it is a common thing when you are looking for specific features in your landscape. Depending on what you intend to use that plat for, you can get different types of survey services for it. Here is a road map of who can and cannot survey land for you based on your intended involvement with a particular plat.
Student surveyors offer their services in exchange for surveying experience. While it does not cost you anything, the survey results are not official because these student surveyors are not licensed and have to have their work checked by licensed surveyors (their instructors). Still, if you just want a few basic ideas and details about a plat that interests you, you could contact the local technical college and ask for the surveyor's educational department.
General Surveyors and Buyers/Sellers
General surveyors, or surveying contractors, can survey land for both buyers and owners of plats. When you want to buy a plat you see, you request to see the survey map. If the owner/seller does not have a survey map, you can offer to pay for it as part of the reduction of the price of the plat if you choose to purchase it. When you are very eager to own that plat, the survey is something you can really benefit from over time anyway.
County Surveyors Who Work for State Government Departments
These surveyors typically only work for the state government. It is their job to survey all available land for sale and to place the proper survey details and property descriptions into public record. If you happen to have a close friend who works in this capacity, they can do a special favor for you, but otherwise cannot be engaged in private citizen jobs.
Specialty surveyors, such as ALTA surveys, are companies that survey land only for title companies or lenders who want to know specific information. The clients ordering these specialty surveys pay tens of thousands of dollars to get every last detail about a property before lending money to purchase it or to title the property for a buyer. More often than not, the properties are commercial properties on which massive buildings will be constructed for commercial purposes. However, If you are a title company employee or a lender/bank employee, you can request a specialty survey if you are willing to pay the costs out of your own pocket for a survey that has not been requested by your employer/company.
